New Delhi: In India’s $300 billion real estate industry—where dynastic developers and short-term ambition often dominate the narrative—Ashwinder R. Singh represents a rare voice of professionalism, credibility, and process-driven leadership.
Unlike many of his peers, Singh’s entry into real estate did not begin with inherited land or family legacy. Instead, his journey was shaped by discipline and duty—values inherited from his father, Late Colonel Sirinder Raj Singh, a decorated officer in the 1971 India–Pakistan War who later laid down his life during a UN peacekeeping mission in Cambodia.
From Banking Halls to Property Markets
Singh began his career in financial services, working with Citibank, Deutsche Bank, and Fullerton Singapore, where he built expertise in capital markets. This early grounding gave him a unique lens on real estate—viewing money not merely as capital, but as a tool for trust and transformation.
That perspective guided his move into the property sector. As co-founder of IndiaHomes, one of India’s earliest PropTech platforms, Singh helped raise over $25 million and laid the foundation for digital housing transactions in the country. He went on to lead JLL Residential as CEO, before co-founding ANAROCK as its first chief executive, shaping it into one of India’s most respected real estate services firms.
Later, as CEO of Bhartiya Urban, Singh spearheaded the development of a 150-acre integrated township in Bengaluru—introducing a new urban vocabulary rooted in global design thinking.
Steering Legacy into the Future
Today, Singh is Vice Chairman and CEO of BCD Group, a 70-year-old construction powerhouse that is now scaling up its presence as a developer. Under his leadership, the company is defining its identity in a competitive marketplace where credibility is increasingly valued alongside capital.
“This industry doesn’t just need scale, it needs trust,” Singh has often emphasized, reflecting his belief that professional governance is key to sustainable growth in Indian real estate.
Beyond the Boardroom
Singh’s influence extends well beyond his executive roles. He is the author of Master Residential Real Estate and Master Commercial Real Estate—books now widely used by brokers, investors, students, and policymakers. One was featured on Shark Tank India, while the other was awarded Business Book of the Year. His weekly newsletter OpenHouse further extends his thought leadership, delivering jargon-free insights to professionals across the spectrum.
In parallel, Singh has taken on leadership roles in industry forums. He currently serves as Chairman of the CII Real Estate Committee (North) and Advisor to NAR-India. Over the past year, he has chaired India’s first CII cross-border real estate delegations to the UAE and Singapore, moderated Union Minister Nitin Gadkari at the Rising Rajasthan summit, and shared stage space with Union Minister Hardeep Singh Puri at the UP Global Investor Summit.
