New Delhi, 22 April 2026: Noida’s housing story has entered a new phase. Once seen as a more affordable alternative in NCR, it is now being viewed as a serious luxury destination. This shift has become more visible after the pandemic, when homebuyers began looking beyond just location and price. Today, the focus is on space, better air, open surroundings, and a sense of community. At the centre of this shift is the Noida-Greater Noida Expressway, which has steadily become the city’s main growth spine.

What is also adding to its appeal are upgrades like the Noida International Airport and expanding metro and regional links, which are expected to further improve connectivity. As a result, luxury demand here feels more focused now. It is no longer scattered, but is gradually aligning with corridors that offer both connectivity and long-term value.

According to the report entitled “Runway to Realty: The Effect of Noida International Airport on the Property Market,” issued by SquareYards, the price of apartments has increased almost three times in the last five years, and plots by an average factor of 1.5x. A few selected micro-markets saw an increase of up to 5x, indicating a strong investor-led momentum fueled by improved infrastructure. Backed by increased liveability, job opportunities, and improved infrastructure, this trend is expected to sustain itself in the coming two years with an expected appreciation of 28% in plot and 22% in apartment prices.

If the Noida-Greater Noida Expressway is the spine of this growth, Sector 150 is where the pace softens, and the city begins to breathe. What makes it stand out is how differently it has been planned. A low-density area, a large part of the sector is dedicated to greenery, with expansive parks and open zones that shape the overall character of the sector. Sector 150 offers dedicated kids’ play areas, an organic farm, and numerous sports facilities spread over 100 acres, including a 9-hole golf course accessible to members. The presence of larger land parcels has also allowed for better project planning, with more distance between buildings and more thoughtful layouts.
