Gulshan Group launches Gulshan Empire, a premium residential project in Wave City, Ghaziabad

Gulshan Group, one of North India’s leading real estate developers, has announced the launch of its newest premium residential property, Gulshan Empire in Ghaziabad, marking a fresh push by the company into the city’s expanding luxury housing segment.

The announcement comes even as the Noida real estate market continues to surge with major infrastructure developments and rising demand for luxury housing.

The new project, Gulshan Empire, is located in Sector 1, Phase 1, of Wave City, Ghaziabad, directly on NH-24 or the Delhi-Meerut Expressway corridor. The location is expected to significantly reduce commute times for residents travelling to and from Delhi, Noida, and Greater Noida.

Gulshan Empire is a single-phase development spread across 5.5 acres, with an estimated development cost of approximately ₹1,000 crore. The company projects total sales realisation of ₹1,200 crore.

Speaking to reporters the officials also said that the land was acquired directly from Wave City last year for ₹175 crore.

The project will comprise 500 apartments across six towers. Its first phase will introduce approximately 9 lakh square feet of residential space, featuring 3 BHK apartments with a helper’s room, starting at ₹2.20 crore and 4 BHK apartments with a helper’s room, starting at ₹3 crore.
Notably, according to company officials, the group has also taken a construction loan of ₹125 crore from Tata for the project in case of need.

The developer has reported strong initial demand, with approximately 40% of units already sold since launch.

Roughly 70% of bookings have come from end-users with families in their late 30s upgrading to larger homes, and repeat buyers or former tenants of the group’s earlier projects.

The demand for premium and luxury residential property in Noida has surged compared to previous years, with mega projects like the construction of the Noida International Airport raising questions about how far this demand will extend.

Construction on Gulshan Empire is slated for completion by 2031, in line with the project’s RERA-approved timeline.
