Noida, August 2026: Noida and Greater Noida are increasingly emerging as major drivers of the National Capital Region’s residential real estate growth, with home-grown developers Gaurs and County Group finding a place among the Top 10 Grade-A Residential Developers in NCR, according to data released by real estate analytics platform CRE Matrix.
The CRE Matrix assessment, based on the 2026–2031 housing pipeline, places Gaurs at the sixth position among NCR’s leading residential developers, with a 2.8% share contribution, 10.15 million sq. ft. of RERA area and a potential launched value of ₹21,892 crore.
County Group, another prominent developer with deep roots in the Noida market, has been ranked among NCR’s Top 10 with a 1.9% share contribution, 7.58 million sq. ft. of RERA area and an estimated potential launched value of ₹14,550 crore.
Together, the two developers represent a potential residential development value of approximately ₹36,442 crore, underlining the growing scale of Noida-originated real estate companies in the larger NCR housing landscape.
The development assumes significance as the NCR residential market enters another major expansion cycle. According to CRE Matrix, the Top 10 Grade-A developers collectively account for approximately 102 million sq. ft. of upcoming residential supply, representing a potential launched value of nearly ₹2.98 lakh crore between 2026 and 2031.
While established Gurugram-centric and national developers continue to occupy the top positions, the presence of Gaurs and County Group in the league reflects the growing influence of Noida and Greater Noida as institutional residential markets capable of producing large-scale regional developers.
Noida Moves to the Centre of NCR’s Growth Story
Over the last decade, the Noida-Greater Noida market has undergone a significant transformation, evolving from a largely value-driven residential destination into a diversified market spanning premium housing, luxury residences, integrated townships and large-scale mixed-use developments.
Infrastructure development has played an important role in this transformation. The upcoming Noida International Airport, expansion of metro and road connectivity and continued development along the Noida-Greater Noida Expressway and emerging Greater Noida corridors are strengthening the region’s long-term residential proposition.
The CRE Matrix rankings also indicate a broader shift towards established and organised developers as buyers increasingly evaluate projects on parameters such as execution capability, financial strength, brand credibility, amenities and long-term development quality.
For Noida, the emergence of Gaurs and County Group among NCR’s leading Grade-A developers is particularly significant because both companies have built a substantial part of their growth story around the Noida-Greater Noida region.
Their presence alongside national and NCR majors including DLF, M3M, Godrej Properties, Signature Global and ATS demonstrates how the geographical balance of NCR’s residential market is gradually broadening beyond its traditional centres.
Strong Outlook for NCR Housing
The larger outlook for NCR housing also remains positive. CRE Matrix research indicates that infrastructure investments, improving connectivity and sustained demand for premium and mid-income housing are supporting the region’s next residential growth cycle.
The increasing participation of established developers in Noida and Greater Noida could further accelerate this transition, bringing larger investments, premium residential products and more organised development into the region.
With two Noida-rooted developers already featuring among NCR’s Top 10 Grade-A residential players and several major national developers expanding their presence across the Noida market, the region is increasingly positioned to play a defining role in NCR’s residential real estate growth through 2031.
