Development investment of approximately ₹10,000 crore – as the Singapore-backed developer bets on health, longevity and design as the new currency of Indian luxury
New Delhi / Gurugram: Experion Developers, the FDI Indian real estate platform of Singapore-headquartered AT Capital Group and one of the country’s leading players in the real estate domain, today announced that it will deliver approximately 3000 homes plus plots across its luxury and ultra-luxury portfolio over the next five years, supported by a development investment of approximately ₹10,000 crore, covering land, approvals and construction. The plan builds on a track record of over 2,000 homes and plots delivered in the preceding five years.
The homes will be delivered across premium-luxury apartments and ultra-luxury residences. Roughly two thirds of the pipeline sit in the National Capital Region with the balance spread across Amritsar, Lucknow and Goa.
“Over the last decade, Indian homebuyers have measured value in square feet. Over the next, they will measure it in how a home supports their health and well-being and how responsibly it has been built. We have shaped our entire pipeline around that shift. Every project in our plan is anchored in wellness, and that is non-negotiable. It means superior indoor air and water quality, abundant daylight and AQI monitoring, low-toxicity materials, microclimate-led landscaping with biophilic design, walkable and community-centric planning, and amenities designed for longevity rather than display,” said Priyamvada Navet, Deputy CEO, Experion Developers.
Across the pipeline this translates into mechanically ventilated fresh-air systems and filtration in ultra-luxury homes, treated water at the point of use, low-VOC paints, energy efficient heat pumps, adhesives and finishes, acoustic detailing between and within homes, orientation and fenestration planned for daylight, and landscape masterplans that prioritise native planting, tree cover and shaded walking loops over ornamental hardscape. In the ultra-luxury tier, clubhouse programming is being reworked around movement, recovery, sleep and nutrition rather than conventional leisure.
A clear expression of that brief to date is The Trillion, Experion’s ultra-luxury development on 5.5 acres in Sector 48, Gurugram. Three stilt-plus-45-storey towers, designed with DPA Singapore, One Landscape Hong Kong and Greymatters Singapore, are laid out to a “lake forest” concept in which approximately 80% of the site is given over to curated open landscapes spaces – the usual density logic inverted, so that landscape rather than built form is what a resident sees first. Every apartment is a corner residence, four to a floor, so each home draws light and cross-ventilation from three sides; running balconies, double-height entrance lobbies and a three-storey clubhouse terraced like a rice paddy carry the same thinking. GRIHA-rated, with close to one lakh square feet of amenity space and three levels of basement parking, The Trillion is the specification standard the rest of the five-year pipeline is being held to.
