Gautam Budh Nagar has come out as the top choice of investors when it came to invest in the real estate across Uttar Pradesh. Noida secured around 46 percent of the total investments made in the real estate sector in Uttar Pradesh in 2024.
According to a report by, as many as 259 projects were registered with the Uttar Pradesh Real Estate Regulatory Authority (UPRERA) encouraging a total investment of Rs 45,000 crore.
Real estate experts said that the driving factor for investment boost in real estate sector in Noida-Greater Noida region is the upcoming Noida International Airport in Jewar along Yamuna Expressway. The Noida airport is set to start its commercial operations from April this year.
Market observers said that anticipation of upcoming the airport and related infrastructure, which include an extensive network of railways, roads, metro and rapid rail corridors, film city, expressway interchanges planned around the airport, has pushed property demand in the Noida-Greater Noida and Yamuna Expressway region.
According to data from the UPRERA, as many as 52 projects registered in Noida in 2024 pooled-in an investment of around Rs 20,929 crore.
However, officials in UPRERA also pointed towards a slight shift in changing real estate dynamics as other micro-markets such as Lucknow are also gaining real estate traction in the state.
They said that previously, around 50% launches of the real estate projects were centred in Noida but slowly that is changing. In 2024 it is seen that Lucknow is now slowly leading in the state in terms of the number of new launches but Noida still remains a preferred choice among investors and real estate players.
Noida still leads in terms of the number of units launched, project area and overall investment, officials said.
After Gautam Buddh Nagar and Lucknow, Ghaziabad remains the third preferred district in terms of investments, area and units launched.
UPRERA officials said that the year 2024 saw highest number of real estate projects (259) to be registered in a year since the Authority’s beginning in 2017. In 2023, around 197 projects were registered while this figure was 215 in the year 2022.
