That equation is gradually changing as the Noida-Greater Noida Expressway gains prominence as a high-value residential destination. Q1 2026 data placed the sector’s average quoted base selling price at ₹14,600 per sq ft, compared with the NCR average of ₹9,620 per sq ft. Two-bedroom rentals stood at ₹23,000 to 35,000 per month, reflecting an established occupier base alongside strong capital values. Such pricing places Sector 150 firmly among Noida’s higher-value neighbourhoods and gives the southern belt a stronger position within the city’s upper-end housing landscape.

Across Sectors 128, 150 and 168, larger homes, newer communities, open spaces and integrated amenities are shaping buyer preferences. Notably, affluent buyers have been focusing on privacy, spacious layouts, scenic surroundings and lifestyle facilities along with connectivity. Contemporary communities are responding to these expectations with larger formats and amenity-rich environments, giving this part of Noida a distinct residential proposition. This wider movement towards upscale housing provides a favourable backdrop for newer destinations such as the Noida Expressway.

The Noida Authority has planned a 500-metre flyover connecting Sectors 148, 149, 150, 151, 152 and 153, with an estimated cost of ₹85 crore. The proposed 50-km Yamuna Pushta elevated road is also expected to provide another route towards Noida International Airport. These projects should improve movement across southern Noida and strengthen its links with the wider NCR.

Noida International Airport at Jewar brings another economic dimension to the region. As a result, Industrial, institutional and urban expansion around the airport is being supported by new infrastructure. A wider employment base could expand the residential catchment for southern Noida and generate additional housing requirements over time. In several key parameters, these micro-markets are increasingly competing with and, in some cases, moving ahead of traditional Noida’s premium residential addresses.
