Sector 98 Gains Investor Attention as Airport Road Belt Expands

As Mohali’s development arc continues toward the Airport Road corridor, Sector 98 is gradually drawing attention from investors and end-users alike.

Located along PR-7 Airport Road, the sector benefits from direct connectivity to key hubs including Chandigarh International Airport, Aerocity Mohali and established residential pockets of the city. With infrastructure upgrades over the past few years, this stretch has witnessed a steady uptick in real estate activity.

Property consultants say that the newer sectors along the Airport Road belt are seeing increased enquiries, particularly from professionals working across the Tricity region and non-resident Indians looking for plotted or low-rise developments in organised layouts. Compared to older sectors, these emerging pockets offer planned road networks and relatively wider spaces—factors that increasingly influence buying decisions.

Sector 98, in particular, is viewed as a micro-market still in its growth phase. While prices remain relatively moderate compared to fully developed neighbourhoods, market observers point to gradual appreciation trends seen in nearby sectors in recent years.

Another factor adding to the area’s appeal is the proposed GMADA Urban Forest Sector 97, planned across nearly 35 acres as part of the Greater Mohali Area Development Authority’s efforts to expand green cover in the city’s rapidly developing sectors. The project is envisioned as a dedicated forest zone rather than a conventional park, with a variety of tree species including medicinal and fruit-bearing plants aimed at creating a self-sustaining ecosystem.

The urban forest is expected to act as a major green lung for the surrounding sectors, while also incorporating walking trails, landscaped spaces and natural habitats that support birds and pollinators. Urban planners say such large green pockets can significantly enhance the liveability quotient of emerging residential clusters while balancing the pace of urban expansion.

The presence of established developers, including ONE Group Developers, has further added to the sector’s visibility. Industry insiders note that when reputed builders consolidate land parcels and announce integrated projects in a locality, it often reflects confidence in its long-term potential.

Sector 98, in our assessment, has the fundamentals that investors typically look for accessibility, organised layouts and long-term growth visibility. We believe it will continue to gain traction as development gathers pace,” he said.

Beyond connectivity the development of supporting social infrastructure such as educational institutions, healthcare facilities and retail spaces in adjoining areas is expected to shape the next phase of growth. Improved accessibility to the airport and major commercial centres has strengthened the sector’s appeal for both self use and investment.

While it may still take time for the area to reach full maturity, Sector 98 appears aligned with Mohali’s broader expansion strategy: structured growth along key corridors rather than unplanned sprawl.
